Happy New Year to all our Residents at Cadgewith Farms

Dear Cadgewith Farms Residents,

A lot of things have happened in 2024.  I wanted to take a moment to reflect, update, as well as maybe explain to the best of my ability. 


Office Hours - Both Kelly and I do not reside within the community, which is different from our previous office staff. On some winter days, you may find us working from home. I have three school-aged children, and I'm often required to take them to practices and tutoring sessions almost daily. However, I do stay late when necessary and also return to show homes. The same goes for Kelly; she manages a lot of tasks behind the scenes, even when she's not in the office. We strive to be available as often as possible, but there may be times when it’s best to wait until the next business day for a response.


Water: Two Important Topics to Address

Firstly, let's discuss the issue of radium in the water. Due to radium levels exceeding regulated limits, options for treatment have been explored. The owner has opted to connect the Cadgewith water supply system to the Lansing Board of Water and Light(BWL). This connection will involve installing a master meter at the current Cadgewith well house, allowing them to supply water to all residents. While residents will still be sub-metered by Infinity Billing, the water rates will align with the costs set by the Lansing Board of Water and Light. I wish I could provide an exact timeline for this connection, but unfortunately, I cannot at this moment. Our engineer is nearing completion of the well house reconfiguration, after which we will obtain quotes from contractors and seek approval from the BWL. Following that, we can proceed with the digging and connection. I will keep you updated as I continue to work on this project.

The second concern is about marking water shut-offs in your yard. It's crucial for each homeowner to know the location of their yard water shut-off at all times during the year. In the summer, grass can easily grow over the small 4-inch wide shut-off cap, while in winter, a light dusting of snow can cover it. We ask all residents to mark their shut-offs during winter, as you never know when you might need to turn it off. There should also be a shut-off valve located under every home, and it’s the homeowner's responsibility to ensure it’s functioning properly. If someone is going under your home for any reason, I recommend having them check that line and valve, as it only takes a moment. If you don't have a shut-off valve under your home, I strongly encourage you to install one. It can take hours for maintenance to reach your home to shut off the water on some days. Additionally, if our maintenance crew has to search for a yard shut-off, we reserve the right to charge you a fee for this service. Marking the shut-off will expedite the process for everyone involved.


Critical Emergencies - In my opinion, the top emergency is definitely WATER! The state has numerous regulations regarding water, so when issues arise, I often find myself pulled in various directions to ensure everything is addressed properly. You might notice that I send a text, make a phone call, or post on Facebook, often in a hurry. Typically, I'm juggling three to five tasks at once. Before reaching out to the office, please consider taking a moment to contact a neighbor or engage in discussions on our Facebook page to seek answers. During a water emergency, it can be quite challenging to return all calls and messages promptly. You may need to wait for a later update when I have a bit more time to explain the situation.


The Cryptic Street Code: I’m unsure why we haven’t shared this with residents before, but in our office, we utilize a code for all the streets. Using just two letters for each street simplifies our communication. Here’s the breakdown:

·       CE - Cadgewith East

·      CW - Cadgewith West

·       IN - St. Ives North

·      IS - St. Ives South

·       BN - Banberry North

·      BS - Banberry South

·       BP - Blenheim Place

·       AC - Ashleigh Court

·       CC - Cotswold Court

During quick events, I often resort to this code instead of spelling out the entire street names. It’s a habit formed from our computer system, as I frequently type. I apologize for any confusion and will make an effort to write out the full names. However, now that you’re aware of the "code," you can decipher it when you come across it.


Street Lights: On or Off?  Our street lights operate using photocells (solar sensors), which means you might notice them illuminated at all hours. Unfortunately, there's not much we can do about this, as it doesn’t incur any cost to keep them on. Replacing a photocell costs $70 each, so from a cost-effective standpoint, we prefer to leave them on.  If a light is out, several factors could be at play, and it often requires specialized equipment to remove and test the light. Frequently, a replacement is necessary, which can take some time to arrange. We prefer to address multiple lights at once rather than tackling them individually. The Neighborhood Watch keeps us informed about the status of the lights, and we make repairs as time permits.


Every home in our community has a title, similar to a motor vehicle in the state of Michigan. I recommend taking the time to locate your home's title and verify whose name is listed on it. If the home is held in a trust, that's fantastic! However, if it isn't, we suggest having at least two names on the title. This way, if one person passes away, the other will have the right to sell the home. If only one person is on the title or if both individuals have passed, the property will need to go through probate court to determine who has the authority to sell it. Should you require assistance or have any questions about your title, please don't hesitate to reach out. We would be more than happy to help you to the best of our ability.


AT&T Update – As you may have noticed, AT&T is currently drilling new lines throughout the community for fiber internet and telephone services. This upgrade will provide improved internet speeds, enhanced TV streaming, and the option for landline telephone service. Please be aware that AT&T is gradually phasing out their traditional landline phones, so if you wish to maintain a landline, you will need to transition to a fiber line. While the drilling for the orange pipes to accommodate the wiring has been completed, there is still much work to be done. Your yard may still be in disarray, and AT&T will continue to address various areas over the coming months, with plans for further repairs in the spring.Once the fiber service becomes available for connection, they will supply us with flyers for the mail houses, and we will include them in the newsletter at that time.  It's important to note that this project was not initiated by Cadgewith Farms and has come at no cost to us; AT&T is funding the entire initiative to connect to the new fiber network.


As time progresses, changes occur. Here are a few ways to ensure your contact information remains current. You can call the office, and we will verify that we have the most accurate details. Alternatively, you may log in to the resident portal on our website. Once logged in, click on your name in the upper right corner. Please double-check that your information is correct; if not, you can click 'change' to update any details.


This past year, we have been collaborating with the association to implement a text service. Initially, we intended to use this service for event reminders. Unfortunately, our current system does not support this as we had hoped. Instead, we have decided that the text service will be strictly for emergencies within the community. We discovered that when an emergency arises and a voice call is sent out, if you miss the call, it does not leave a message. During emergencies, our office is often inundated with calls, making it difficult to respond promptly to messages. However, if we send a text, you may receive it more easily without the need to call the office back, which can overwhelm us with inquiries. Please ensure we have one number to text, as we prefer only one number per household. Thank you for helping us streamline communication.


The association was established many years ago to engage residents and organize events for everyone's enjoyment. Over the past year, the association has introduced numerous new events, many of which have been highly successful. I strive to collaborate with the association to make our community enjoyable for all. I encourage you to participate in a new event, invite a neighbor to join you, and connect with fellow Cadgewith Farms residents. If you’re ever seeking something new or different, don’t hesitate to reach out to your association board, as they are always looking for residents to assist with activities.


In closing, I want to express my gratitude to all of you! I often tell prospective residents that it is truly our community members who make this a wonderful place to live.
