Monthly fees should I expect?

Average home prices?

Home sales in 2023 were around $100,000.00 for a 3bedroom with some updates and a 2 car garage.

Homeowners association fee?

Yes, Cadgewith Farms does have a home owners association. This association is not required but very recommended. This fee helps pay for monthly newsletter/ calendar, potlucks, supplies, etc. Fee is $5.00 per person

Financing is available through 3rd party please ask for the current list of lenders.

Are pets allowed?

Yes, pets are welcomed in the community. Monthly pet fee is $10 per month per pet. Maximum of 2 pets per home. Service animals are alway welcomed with proper paperwork.

Is there a security deposit?

Yes there is a $500.00 security deposit due at time of move in. You revise this back when you move out, pre the lot and trees are not damaged.

Garden/ Landscape design

Residents are able to design and maintain their own lawn and gardens. The management maintains and owns all trees, but flowers and bushes are responsibility of homeowner.

Lot rent increases?

On average lot rent increases in January of the new year. Increases range from $5.00-$30.00 per year.

Can I rent a home?

Home sizes

All homes are 1000-1700 SF. Every home in Cadgewith has a garage as well. Homes may be 2 or 3 bedroom with 2 baths.

Property Taxes?

Property taxes cover the garage, and breezeway/ patio if available. Paid directly to Dewitt Township 2x a year.
